Landlords Guide

There are several reasons you may be considering letting your property, moving away, inheritance or investment. Whatever reason, Guardian will take care of this for you.

Recent legislative changes have taken away a lot of uncertainties regarding lettings and you should always be able to regain possession of your property at the end of the tenancy or letting period (whatever is the latter).

The first step will be for a Guardian representative to meet at your property to assess the location, size, market rentable value and condition of your property. Carpets, curtains, furnishings and white goods will be inspected as this will have an effect on the rental. With reference to furnished, unfurnished or partly furnished properties any of these are suitable depending on the tenants needs. We would recommend that you do not leave any valuable items in a property i.e televisions, hi-fis, dvd players as there are Regulations which must be adhered to specifically on furnished properties. Soft furnishings have to reach Fire Safety Regulations and white goods if broken would have be repaired by the Landlord.
As specified above, an Inventory and Condition report will be undertaken.
We recommend that properties are free of clutter, neutrally decorated and gardens are easy to maintain.

We will prepare the tenancy agreement which would be in the form of an Assured Short-hold Tenancy for a minimum of six months, and we would recommend a maximum of twelve months, the tenancy can then run from month to month unless otherwise requested. All execution of legal documents will be prepared and kept at our Head Office and signed on your behalf as Agent of the Landlord. At the time of signing the Tenancy Agreement, one months rent will be paid in full as well as a deposit (or bond) equating to between four and six weeks rent, this deposit will be held in Guardian Rentals Ltd Client Account.

We will extensively market your property through advertising and aim to secure the right tenant for your property. We will take references on every individual over the age of 18 who is to be named on the tenancy agreement and will use a professional referencing company, the fees of which will be met by the tenant. If the tenant does not meet the credit check then we would recommend that six months rent is payable in advance of the commencement of the tenancy.

We will regularly inspect the property at periodic intervals giving the tenant reasonable notice of this taking place. If the tenant is aware that these inspections are going to take place and they are being closely monitored, then experience shows that they will take extra care of your property. Any damage or problems found at these inspections will be notified to you in writing.

We will offer a maintenance and repair contract and if this is taken will undertake to carry out these for you and agree in advance the level of repairs and maintenance that need to be done. All houses built after June 1992 have electronically linked, mains operated smoke detectors installed on each floors and we would strongly recommend that smoke detectors be installed on each floor in all rented properties. As we have a maintenance team on board we can provide all Electrical Certificates, Fire Safety Certificates, Gas Safety Certificates, etc.
