Tenants Guide

All applicants need to be over the age of 18.
Personal details required will be full name, address and date of birth, for each person who is going to be on the tenancy. We will require one set for a married couple and a set each for any individual who will occupy the property over the age of 18. We would require an employer's reference, if employed, a previous landlord's reference as well as a character reference from a professional body.

If you are unable to provide all of these, please ask one of our agents who will be happy to advise you as to our requirements. If the Landlord requires, a credit check will also be carried out.

The Assured Short hold Tenancy Agreement will run for a minimum of six months. This means you will be committed to pay the rent for the whole six months. After the end of the six months, the normal procedure would be to run the tenancy from month to month.

If notice is given within the six month period, notice required is two months. If notice is given after the six months, then notice required is one month. If the Landlord is unhappy after the six months then the Landlord has the right to regain possession giving two months notice which has to be served in writing.

As a tenant you will be responsible for all utility bills for the property, including gas, electric, water rates, council tax and telephone charges, unless stated otherwise. You will also be responsible for gaining a TV licence.

At the start of the tenancy, there will be an administrative set-up fee of £90.00 charged by Guardian Rentals Limited. This covers all costs incurred for drawing up the Tenancy Agreement, liaising with the Landlord etc. This is a one-off non-refundable charge. Please remember the Tenancy Agreement is a legally binding document

If all the paperwork is in order and the landlord is happy, you will then need to pay one months rent and one months bond in advance when signing the Tenancy and receiving the keys, this will have to be in cleared funds i.e. cash, bankers draft or building society cheque. Cheques to be made payable to Guardian Rentals Limited. You will also be required to sign a standing order mandate in order to maintain regular rental payments; you will need to obtain this from your bank.

A copy of the Inventory will be issued to you on receipt of the keys and you must check this and return to the office or e-mail to the Office Manageress within seven days of the date of your tenancy. This will be used then on the final inspection.
